Sellers Top 10 List
Don't forget these 10 items when selling your home:
- Find a Realtor® that's compatible to you.
Home buying is not only a big financial commitment, but also an emotional one. It's critical that the realtor® you chose is both skilled and a good fit with your personality.
- There is no "right" time to sell any more than there is a right time to buy.
If you are ready now, don't try to second-guess the interest rates or the housing market by waiting. Changes don't usually occur fast enough to make that much difference in price. A good home that is well priced and in good condition won't stay on the market too long.
- Prepare your home for sale.
Hire a professional home staging company to walk thru your home and make a list of all the improvements, repairs and decorating suggestions that will make your home appeal to the greatest number of potential Buyers. With their help you will be able to get all of the items completed in a short amount of time.
- Make it a point not to discuss your home being on the market.
You never know who may be interested in your home (neighbors, colleagues, and friends). If you share too much information, you may be undermining your own future negotiations. If someone expresses interest, just politely refer them to your Realtor®.
- Remember that selling your home can be a very emotional process.
This is the place you have live in and made your own. Having strangers come in your home, judge it and possibly make negative comments is a part of the process. Don't take it personally.
- When you receive an offer, make sure that it has a mortgage pre-approval with it.
Remember, even the wealthiest person can be turned down for a home loan.
- Don't try to be a killer negotiator.
If the price and contingencies in an offer are acceptable don't make a counteroffer just to get a little more out of the Buyer. You may loose good will which can create problems before the closing.
- Make sure that you complete everything you have agreed to as stated in the Purchase and Sale agreement.
This can include repairs you have approved and/or fixtures and personal property that the Buyer expects to remain with the property.
- Give your forwarding address to the post office, approximately 3-4 weeks before you vacate the home.
This will help in minimizing missing bills, documents, etc between you and the Buyer.
- Bring picture identification, a certified check and your personal checkbook with you to the closing.
You are required to have legal proof of who you are and there may be some financial adjustments that need to be made. Another thing, don't forget to smile. It will help put you and everyone around you at the closing at ease.
